Waterford Spec Parcels A, B & D (Oerlikon Upfit), Rock Hill, SC

This facility upfit originated from a speculative shell industrial building purchased from the Rock Hill Economic Development Corporation (RHEDC) to accommodate the expansion of Oerlikon Blazers Coatings USA Inc.’s business. This project included installation of oxygen and compressed air piping, electrical work, new mechanical rooftop units, and additional 5,000 SF of new office space. The project also included 20 acres of site improvement and a new city roadway. J.M. Cope worked with RHEDC to formulate a plan which included multiple funding sources such as City of Rock Hill, York County C-Funds, and a Santee Cooper interest free loan. After the sale of Rock Hill’s first spec building in Waterford (Parcel A), the Rock Hill Economic Development Board teamed once again with J.M. Cope to design and build a speculative building on Parcel B. The project is part of a jobs creation focus of the current RHEDC and was created in partnership with Santee Cooper Cooperative. As a replica of RHEDC’s first spec project, J.M. Cope provided design and construction services for the 40,000 SF speculative building. The building is a cold shell with painted insulated precast panels, a conventional steel structure, a fat membrane roof system and an entry feature defining the front entrance and future office space. Knock-out panels were provided for future loading dock doors and windows. The building can be up-fitted for multiple uses and maximum flexibility.
